Our gross commissions vary by listing and accordingly, our offer of compensation to a cooperative broker varies accordingly to the individual deal. Contact the listing broker per that individual listing to determine the extent of our cooperation. Our offer of compensation is only offered to a broker that is fully active into the total process from start to finish. If you make a referral only, or if you are not licensed in the state of that individual listing, we will pay a referral based on the listing or selling side of the commission received. It is imperative you discuss the commission with our listing agent and get it in writing (or e-mail) before presenting a client to avoid any possible future conflict. You cannot claim a commission if none is ever offered or negotiated. Our offer of compensation will not exceed the offer of compensation being offered by your office on a similar deal.
If you have an agreement with a buyer in which the buyer compensates you in any form, you must fully disclose the terms of that agreement to us. Unless notified otherwise, we will assume that you are working as a statutory/transaction broker whereby you are advocating neither party. If you involve additional brokers, you will be required to compensate them out of your share of the commission.
